Definition of a House Package or Home Kit: A shell lumber package that consists of the Floor System (if the structure is not being built on a slab), Wall System (Open face 2x4 or 2x6 with exterior sheathing and rough window and door openings already in place), Roof System (using roof trusses where applicable), and roof protectant paper or similar to get the project “In the Dry”. This package also includes all of the loose lumber needed to complete the sub-fascia and soffit blocking. *There is not any electrical wiring, plumbing, siding, insulation, drywall, windows are doors, finish roofing in the Home Kits. These phases are best completed on site by qualified specialty subcontractors once the home kit structure is in the dry.

How are home kits different from conventional construction? Home Kits are “STICK BUILT HOMES”, not modular homes. In the past, many builders have taken pride in saying that we build our homes “stick by stick”. That sounds honorable, but home kits are another option that many builders are turning to so you end up with a superior product because the majority of quality control is done while constructing the components in a controlled environment. This is also great for the environment because the amount of lumber waste is greatly reduced due to every possible piece of wood and lumber being used. Labor time is greatly reduced, saving even more money on your project. Many framing companies or carpentry crews charge up to 25% less when house packages/home kits are used because their labor time is cut considerably. With Home Kits/House Packages you end up with the same, if not better product, and less construction time.

More and more people that are building homes are using pre-engineered wood home kits for their construction projects especially if they are doing multiple projects. If for some reason a builder need to stall or delay a project, conventional building would be your best choice.
