Sometimes people who are building a home do not know what steps they need to take to get the project started. Below is a list of the requirements that you will need to begin the building process.
1. Contact Us - This is the first and most important step. We do this every day and we can guide you through the necessary steps. You will have a few people assigned to your project and we will make sure all of the bases are covered so your project goes smoothly.
2. Pre-Qualification - Before choosing the home you desire, you need to know how much you can spend. Some people decide on a home that is too big or too expensive for their budget. It is difficult on everyone when you have to downsize, go through the estimating process again, and start over. To prevent this we have mortgage lenders set up so you can find out exactly how much your budget is. Of course you do not need to max your budget by spending every penny that is available to you, but a pre-qualification lets you know exactly where you stand and your available spending limit. It is important that you connect with a construction loan that will accommodate your situation. Some banks and lenders offer construction loans but they are known for not servicing the builder or their clients properly and making a simple project complicated. You can fill out the pre-qualification sheet on this site or you can send in the “Request Info” form and we will contact you.
3. Floor Plan Choice or Design - After the pre-qualification, we can estimate how big of a home you will be able to build. At this point you can look at the floor plans we have on this site or you can design your own. We do not charge for custom designed homes, we actually encourage it. We want you to build your practical dream home, not somebody else's.
4. Land - Some of you already own your piece of property, others need to find one. We can assist you in the search for your building lot once your pre-qualification is in place. We have individuals who have building lots available and we also network with many Realtors who specialize in land sales.
5. Home Pricing - This is where we get together with all of the subcontractors that will complete certain phases of your home. You may want to complete some of the work yourself or you may have someone you want to do a certain job. For example: we have had clients who had a friend building their decks for free as a wedding present. We have also had people who know a certain plumber or electrician family member or friend that they simply choose to use on their project. We can accommodate that as well. Simply let us know what you want. We will get the pricing together and get the contract price ready.
6. Loan Closing - The construction loan paperwork is in place and signed. This is where everything starts coming to life. Once this part is done, we can begin building.
7. Timeline - At the office we will complete a scheduled time-line sheet so each of the subcontractors are informed of when they need to be there to complete their phase of the job.
This is important because often builders do not take the time to do this and they end up being late on the project completion date.
